Denver, CO, March 23, 2010 90-Day HUD Flipping rule Relaxed
With the numerous foreclosures, the U.S. Department of Housing and Urban Development (HUD) had enacted an anti-flipping rule which would not allow the resale of a residential property within 90 days of purchase. The mindset was that this would curb rapid escalations of home prices, which in turn over states an area's value. Unfortunately, this measure actually hindered the renovation of properties in communities with many bank-owned and foreclosed homes, as well as continued the cycle of lowered home prices and more foreclosures. |

It’s gotten to be that you can hardly turn on a television or radio without hearing about the horrible state of our economy and the real estate market. I had lunch with someone last week and they asked where all this doom and gloom really was. They hadn’t really seen much of a difference in their household or lifestyle. Sure, maybe the grocery bill has gone up a bit, and up until recently, buying gasoline was painful at the pump. However, here in Colorado we don’t seem to be seeing quite the hardship being felt by the rest of the country. Sure there are some areas where home sales are sluggish, but there are also areas that are experiencing a “buyers market”. It has been really hit or miss for Colorado, and that is something to be thankful for! |

A mortgage is a written pledge for the repayment of a loan using real property as security. The property you purchase is the collateral for the mortgage. If you fail to make payments on the loan, the lender can repossess your home. Mortgage loans are usually fully amortizing, which means that the monthly principal and interest payemnt will pay off the loan in the number of payments stipulated on the note. Mortgage loans are also described by the length of time for repayment - 15, 30, and whether the interest rate is fixed or adjustable. With amortization, your monthly payments are largely interest during the early years and principal later. |
